Background
The client approached Edgars when seeking to demolish the existing outbuildings and replace them with a residential annex and ancillary storage buildings.
The purpose of the development was to support a multi-generational family to live on the site, ensuring that each member of the family would had sufficient autonomy and privacy, yet connection through the garden to each other and to appreciate the wider landscape of the large rear garden.
Challenge
After a thorough assessment, we identified that heritage and design were the most important considerations as the site was located at a Chartist plot and the principal dwelling on the site was a listed building.
Further, the research informed that a large number of residential developments involving Chartist plots in the village had been rejected on heritage grounds. Therefore, the challenge that Edgars faced was to achieve the client’s vision while ensuring that the significance of the listed dwelling and Chartist plot would not be diminished in this rural location.
Solution
Edgars collaborated effectively with the client, architect and project team to ensure that the agricultural aesthetic and character of the proposed outbuildings would reflect their setting and the significance of the Chartist plot.
Careful consideration was given to the scale and function of the residential annex to ensure that it would be subservient and would be considered ancillary to the listed dwelling. This was a key part of the acceptability of the scheme by the planning authority.
We managed the submission of the planning application to ensure that the scheme was technically compliant, working collaboratively with the architect, heritage consultants, ecologist and arboriculturist, to formulate a robust submission.
Result
Our early pre-application engagement with the Council positioned the application favourably and the permission was issued without significant delay or difficulty.
In addition, we were able to negotiate reasonable conditions to reduce the onwards costs to the client in implementing the development.
