Edgars were engaged to work with a private client and Rectory Homes to obtain planning  permission for a residential development within a small village, contrary to the Local Plan in force at the time.

Our role was to guide the client through the planning process from inception through public consultation, promotion agreement, the submission of a planning application and an appeal. An alternative site seeking to achieve a similar positive outcome was a constant challenge for the timing of the project.

Having successfully argued the lack of a local 5-year housing land supply of land within the area and less visual impact than that claimed by the council, a positive outcome was achieved at appeal. In addition, the request for financial contributions was successfully challenged. The permission achieved a significant uplift to the value of the client’s land and a high quality design appropriate for its setting.

Our understanding of the balance of the development within the village, enabled us to emphasis elements of the application needed to increase the chances of a successful application.
